the "issues" with the YMCA are with the pool. many local residents dont find it sufficient, and rightfully so. the developers want to build a lap and wading pool. rockaway has the largest urban beachfront in the world and some of the worst undertows and riptides in the area. many local residents dont know how to swim and, most importantly, don't have easy access to a proper pool to learn and practice swimming.

arverne by the sea doesn't offer a new hope to rockaway residents already living in the area. what would be a new hope is more reliable transportation off and on the peninsula.

You ought to have talked about the problems with transportation going into and out of the Rockaways. In addition, there were some major environmental issues that were not discussed in this article either. You ought to speak to the people who have been cleaning up the beaches and pulling the cars out of the bays to see what their views are about this new housing project. While it looks nice, there are issues that you did not know to cover.
You might want to contact Don Riepe at the American Littoral Society to talk to him about the environmental problems/transportation problems. The wastewater, for example, from that area as well as other issues.
Just a suggestion.

Dear Pedro
Thanks for your comment. Sorry if you feel any relevant information was omitted from my article - the figure cited was given to me by Benjamin Beechwood's Nick Masem when I spoke with him last month. The area I was specifically describing was The Breakers, but there is of course further development, which continues to grow, in adjacent areas.
Thank you again for your thoughts,
Kind Regards
Natasha Lennard

134 homes? what about the 121 homes in palmer's and the homes in sands I&II? nice little article but the reporter is either very sloppy or not really interested in the whole story.

Lets all hope by the spring time, the YMCA, Stop&Shop, Dunes and the transit Plaza will all be going at one time.....I am sure that would also help boost their sales.
